Sharing some must know tips for your next apartment search in New York City. Articles like these are always so helpful during the super stressful process so be sure to share it with friends and family after reading -- they will thank you!
1. What a guarantor is and why you might need it

Apartments in the city are notoriously expensive and to rent one by yourself, you need to prove to management that you make enough money to pay for it. A guarantor is someone who is legally on the hook for your rent if you fail to pay it. 

To qualify for NOT having a guarantor you must make 40x the monthly rent. So for example if your rent is $3,000 a month, you need to be making at least $120,000 a year. You'll also need a guarantor if you have bad/no credit, lack rental history, don't have a job or are right out of college. (I had to have my parents sign on my Chelsea Studio). If you're signing with a guarantor, they need to be making 80x the monthly rent. Aka your $3,000 will require someone who's making at least $240,000 a year to help sign. 

But a guarantor doesn't mean that they are paying your rent, they're their to back you up in case you can't pay rent. Parents or close relatives are usually ones helping sign but there are also some agencies and investors that will help with this too.


2. You will have to compromise

Compromise is the key to the game because you're not going to get everything you want out of your apartment! Manage your expectations and write down some non-negotiables. During my first move my non-negotiables were: close to work, cats allowed and doorman building. This time around my list was: cats allowed, doorman building and water view.

After your non-negotiables are set, write down a few more things you'd like to have but aren't make or break to your search. These for me were close to the ACE (subway line), big closet, open kitchen, new appliances, big windows and laundry in unit.

Getting everything you want in an apartment (that is within your budget) is harder than one would think so be willing to compromise. Maybe the laundry isn't in unit but on your floor or maybe three smaller closets will make up for the lack of a walk in. Things like that!


3. Things are not as they seem

If there is one thing I've learned from my past two searches for apartments is that photos lie and listings are not as they seem. You might fall in love with one place online and then see it in person and realize they aren't actually showing you YOUR apartment but another one. Or you find out the photos are really old and the building isn't as clean as you wanted it to be.

My advice is to obviously see the apartment before you rent it (duh) and don't get your hopes up. I've only been on the hunt twice for apartments in the city but I have some horror stories to tell! I fell in LOVE with this one apartment that had everything I wanted (and then some) so much so I decided to not renew my lease on my current place. It was honestly beautiful online and I went to go see it, ready to buy and was SO UNDERWHELMED. Ugh. The building was not kept clean the apartment was dingy and small and the people in the building were mean. It was so deflating.

So keep your mind open and the search strong. See as many places as you can until you find "the one" (and it will happen)!


4. Listings will go FAST (have your paperwork ready)

Vacancy in the city for rentals is less than 1% so when I say apartments go fast, I mean they go fast. You can be looking at the apartment and IN the apartment and it can sell from underneath you. So many of my friends has fallen in love with a place to only go home and get their paperwork ready to find out the listing has sold.

It's a dog eat dog world and you need to be prepared. So come with paperwork in hand -- it will make your life SO much easier. Get ready to give these people an arm and a leg because this is all the paperwork you'll need with you (for you AND your guarantor):
  • Employment letter - with salary, job title and length of employment printed on company letterhead (they will also need a name, address and phone to call and verify).
  • 2-3 recent pay stubs 
  • 2-3 recent bank statements 
  • Most recent W2 tax form and tax return 
  • Copy of photo ID
  • Reference letter from previous landlord

Sheesh, right? They'll also perform a background and credit check that you will pay for (and not get refunded if you happen to be decided). The only thing they don't ask for is your unborn child's name.



5. It’s going to cost you a lot of money

On top of all the money you're already spending, you need to budget in the extra costs. Things like a brokers fee (if you're using one) -- which is anywhere from 1-3 months rent, application fee which can be anywhere from $50-$200 per person (you, your roommate, your guarantor), a security deposit (1 months rent) AND the first month up front.

So if you're looking for apartments be sure to save up a lot on top of what you're putting aside for rent. Also be very up front with whoever you're working with to see what fees are included in applying and getting the apartment. Everyone will be very honest with you.

Move-in day is THIS THURSDAY and I could not be more excited. I thought since I've now been through this process twice in the past three years I would share some really important and beneficial tips for finding your perfect NYC apartment!
1. Know your location

Location, location, location! Where you live in the city is extremely important to your everyday life and finding your ideal location is critical. I always suggest living close to work and if that’s not an option, live close to a subway/bus/train.

For example, if you're working in the Financial District, don't live on the Upper West Side. It's just easier to navigate around when you live closer to work. It helps reduce stress, is more cost efficient AND that means more time sleeping (always a plus). This will also help in the extreme hot/cold seasons -- which feel like 90% of the year -- for a shorter travel time.

While this doesn’t really apply to everyone, I always suggest not to live above the Park (59th st) or below Houston. To far away from the middle of Manhattan can make life harder (fewer subway lines, harder to get around, further from friends... etc).

I would find 2-3 neighborhoods that would work well for you and go from there. When I first moved to the city I knew I was working in Chelsea so I decided that the three neighborhoods I would look to live in were Chelsea, West Village and the Meatpacking District. All were close to work, safe to live in and within my budget. The second time around I knew I wanted to stay on the west side but be closer to the water. So I was looking at Midtown West/Hell's Kitchen, Chelsea and TriBeCa.


2. Set a budget

One and two here kind of go together/happen simultaneously because while there are a ton of price ranges available all over the city there are definitely expensive neighborhoods. While I still think it’s more important to pick your location first and then set a budget, it’s always nice to be aware if your budget is unreasonable for where you’re looking. Here’s a quick little guide to the more expensive places in the city (another HERE) to get a better understanding!

Also be sure to budget the hidden costs in apartments: what you’ll need up front and how much you’ll need to make to rent an apartment without a guarantor (more on this tomorrow!!), fees... etc.


3. Seek Help

Getting help and advice from someone who either lives in the city or knows their way around is always the best way to go. So ask you friends, research, find a broker -- every last thing will be beneficial in your search.

When I first moved to the city I hired a broker because I knew less than nothing about NYC. I needed someone who was knowledgeable, someone who could help me find the best place for me and who had my best interests at heart. The second time around (recently) I decided I knew the city well enough that I could do it on my own with the help of StreetEasy. Both obviously worked out very well for me so there is no wrong way to find help! 


4. Manage Expectations 

Be prepared to be frustrated! This is not an easy process and it's really aggravating (the first and second time around). You have to hurry to find a place, but then wait to hear back on approvals. You want to find a place early, but if you're too early there isn't much available. You want to have laundry in unit, but it costs too much. The list can go on!

Manage your expectations early and know that it's going to be a difficult process (as hard as buying a house). You have to give up every last ounce of information about yourself and your family just to rent in this crazy city. There is less than 1% vacancy in NYC so the sellers have the upper hand and sadly there's not much to do about it.

BUT just remember that in the end it will all be worth it!

5. Start Early

Start looking for places sooner rather than later if for no other reason than to see what's available. Check out different buildings you're interested in or walk around neighborhoods you want to live in. It helps to either check or scratch ideas off your list. 

Funny story, I fell in love with this one apartment in this specific building (so much so that it made me decide to move) only to find out I hated the place and the building so much! Thankfully it did make me realize I do want to move but needed to find a better place. I ended up falling in love with a building across the street (literally).

Another thing to be aware of when starting your search early is when the apartment buildings ask for lease renewals, which is usually 30 or 60 days out. The apartment I currently live in requires 60 days and so is the one I'm moving to on Thursday. I literally found my apartment before it was on sale because I asked about properties opening up around my time frame! Good thing I did!!

Weeks are going by WAY to fast it's crazy. My apartment is a mess because I'm starting to pack, my mom gets in on Monday, I move on Thursday and I'm so excited! I also am going skydiving this weekend (a make up for the weather last time we tried to go). PS I need some advice below!

When people ask me what to do in the city I always always point them to the top of The Rock. It has the best views in the city, is so easy to get to and is truly such a fun time. The common mistake is that people go to the top of the Empire State Building. While that's all good and well, it doesn't make any sense!

Why be IN the building that defines the New York City skyline? You want to SEE that building (and One World Trade for that matter too). The Rock is that place for you!

An insiders tip is to keep going up. They let you off first on the skydeck level with all the windows and tall glass. You make a full circle in the building, go up some escalators and are completely outside with tall glass casing. You might think you've made it BUT there are another set of stairs to go up where you have a completely unobstructed view.

Up there is where the good photos are. No glass to get in your way, the wind in your hair AND there are a lot fewer people up there (since most don't realize they can go up higher). So if you ever visit the top of the rock, make sure to keep this in mind!!

As for this dress... I LOVE it but it sadly sold out the day I got it in the mail :/ but the good thing is THESE shoes are back in stock and you need them in your closet ASAP. Like yesterday because they are amazing. While I will admit I'm wearing them incorrectly in these photos, I will say that they worked out just fine this way.

WHERE WE STAYED: 21 Broad, Nantucket

One of my favorite things about 21Broad was its location. It was in the heart of downtown! It could not have been easier to get around and we were a block from Juice Bar! Next to really great restaurants, steps away from shopping and a skip away from the water, there wasn't much more a girl could ask for!

The Room:


For being a boutique hotel, the room was HUGE. It was so crisp and clean and very welcoming! I seriously fell in love with this room and the decor gave me so much inspiration for my new apartment. I loved the color scheme, the four poster king size bed, the rocks in the shower. Nothing was left unnoticed and you can tell every detail was so well thought out.

They had Vitamin C showers as well as the best smelling shower soaps, iPhone chargers, USB outlets, the most comfortable sheets and pillows, black out curtains ... the list can go on! Andrew and I could not get over how well done this hotel was. 


The Amenities:


Most smaller hotels don't really come with many amenities but of course, 21Broad did! They had free wifi throughout the hotel, games to play in the lobby, a really nice relaxing common area (that once again was decorated to perfection) AND an amazing outdoor courtyard with a fire pit!

Not to mention they had a full steam room and provided spa services, although Andrew and I didn't take full advantage of it. But with all of that, my favorite amenity had to be the umbrellas at the front door for guests to use. It was just so thoughtful! Who brings an umbrella on vacation? It was so helpful to have when it rained. And they were big too!

Didn't get to snap breakfast (I was eating, duh) but every morning the hotel provided a small plates breakfast with local food, a lot of fruit and a whole lot of deliciousness. It was different every day and it was the right amount to get your day started! Not to mention they had cookies, muffins and fruit-infused water during the day!

The Hotel:

The hotel overall was extremely charming. It was the perfect amount of classic Nantucket mixed with a modern and cooler Nantucket. It was just so great to stay here! We were originally thinking about staying at 76Main (the sister hotel in Nantucket) but I honestly think that this was so perfect for us and we couldn't have asked for a better time. If you're in Nantucket, you MUST try and stay here.

Also did I mention rates start at $139? Isn't that crazy? It's a steal for all you're getting and where you get to call home for an extra few days. We even booked a last-minute extra stay (our flight got canceled trying to come home) and the management was so accommodating. We stole the last room for $200! There was nothing I didn't love about this hotel.

AMAZING! Can't you tell? This was my first time at 21Broad but for sure not my last. It was so magical and I'm going to call it my home every time I go back to the island. This was also my first stay at a Lark Hotel but after seeing their other properties, I'm begging for a chance to explore more. Who's in for a trip to Portland?
